Walnut Island
- One of two large islands; the other is Birch Island opposite the
marina
- South side of the island faces the main lake, opposite the Rideau
Canal channel which passes just north of Birch Island
- Green lines show two boat routes to Walnut Island,
~ 10 min.
- 45 acre island divided into 19 lots
- Lot sizes vary from 1 to 3 acres
- Each property owner has a deeded share in lot #19 (shown as #10
typo on bottom right map) as well as access to the area under the
hydro line that runs down the centre of the island.

· 300’ back from waterfront is fairly level
· Short, steep rise 50’ behind cottage leading to hydro
line
· Park like setting. Well treed - mature white pine, maple,
white birch, shag bark hickory, cedar, oak, ash, ironwood
· Vacant lot to the west (#11 on map)
· East neighbouring cottage (#9) is further back due to shoreline
and barely visible, ~200’ away

Waterfront
· Mooring docks (right) - ~6 ft water at end. Four steps up
to land.
· Shore deck (below) - 2 ft. water dropping off to 6' in a
10' distance.
· Small cove (not shown) – recycled deck, 2ft water for
~60' out. Sand bottom. Also used to moor boat in windy weather. Southwest
exposure.
Due to exposure even on
the hottest days, there is a breeze = no need for air conditioning
unlike the backside of the island.

overhead cupboard. Two overhead, Tiffany-style pool table light
fixtures on drywall ceiling.
